Building Senior Living Communities in Florida

With nearly 15% of Americans being ages 65 or older, and with that number expected to double by 2060 - the senior housing market is growing - especially in Florida. In fact, according to the US Census Bureau Florida has the highest percentage of people aged 65 years or older, with seniors accounting for 20% of the total population in 2020.


At WPC we are in the business of building senior living communities to fulfill the expansive needs of our aging population - specializing in independent living, assisted living, and memory care communities. Check out the progress on some of our current senior living communities.


WPC is nearing completion on Madison Landing, an elderly affordable housing development located two miles southwest of Mall at Millenia. Development partners American Residential Communities (ARC) and New South Residential, LLC paid $1.3 million for 5.4 acres of land at 5800 S. Rio Grande Avenue.



Also in partnership with American Residential Communities (ARC) and New South Residential, LLC - WPC and construction partners celebrated the Topping Out of another affordable senior housing community this summer, Madison Highlands located in Hillsborough County, Florida. In the construction industry, topping out is a builders' rite traditionally held when the last beam is placed atop a structure. This is WPC’s fourth Low-Income Housing Tax Credit (LIHTC) project for this developer.



WPC broke ground earlier this year on The Blake at Viera - a new assisted living and memory care community located at 5700 Lake Andrew Drive in Melbourne, Florida. The new community will provide 101 units comprised of 33 memory care and 64 assisted living - within an 88,000 square foot, two-story building.



The Blake at Viera is one of two projects that WPC currently has underway with developer, Cardinal Ventures. WPC is nearing completion on The Blake at Hamlin- a new assisted living and memory care community located at 4814 Hamlin Groves Trail - North of Hamlin Town Center in the fast-growing Horizon West area of Orange County. The Blake at Hamlin will provide 101 units comprised of 33 memory care and 68 assisted living - within an 88,000 square foot, two-story building.




WPC broke ground this spring on a new senior living community in Lake Mary, Florida as the general contractor for Sonata Lake Mary, Sonata's newest senior living community. Sonata Lake Mary is a $62 million resort-style campus located on a seven-acre site within the 153-acre, $750 million Lake Mary Wellness and Technology Park mixed-use development. This signature property will feature a mix of 193 assisted living, independent living, and memory care apartments. This is the fifth project that WPC has completed for Sonata Senior Living.
