WPC Breaking Ground on Two New Affordable Housing Communities in Central Florida

In partnership with American Residential Communities (ARC) and New South Residential, LLC - WPC breaks ground on two new affordable housing projects in Central Florida. Bringing the total number of affordable housing projects between WPC and ARC to six, including five senior communities and one family-housing community. Projects Include Madison Landing and Madison Landing II (both located in Orange County) and Madison Heights and Madison Highlands (both located in Hillsborough County). The two new projects Madison Grove and Madison Oaks West are located in Osceola and Marion counties, respectively.

Madison Grove – Credit American Residential Communities


In January, WPC broke ground on Madison Grove, a 71,546 square foot affordable senior living community, located at 3400 Progress Lane in St. Cloud, Florida. The $23.5 million project will be built on 2.01 acres of land featuring 80 units comprised of 53 one- bedroom and 27 two-bedroom units.


In April, WPC breaks ground on Madison Oaks West, a 94,000 square foot affordable family community located in Ocala, Florida. The $21.9 million project will be built on 5.07 acres of land featuring 96 units comprised of 24 one bedroom, 54 two bedroom and 18 three-bedroom units.


In line with ARC’s signature art for their high-rise communities the company will commission Andrew Spear to create an original design depicting natural elements capturing the essence of the respective communities.

The senior vs family split across these developments is interesting — it feels like planners are finally acknowledging different needs instead of one-size-fits-all. Kind of unrelated, but I went down a rabbit hole on https://stylelooklab.com about the soft summer color palette, and it reminded me how “fit” matters — whether it’s colors to a person or unit types to a community.

Seeing $20M+ projects on just a few acres really puts into perspective how much of housing is land use and site planning. Off-topic, but the “signature art” mention made me think of those stylized looks people chase with imgg — ghibli ai vibes — except here it’s a permanent piece of the neighborhood identity.

I like that they’re commissioning original art for the buildings — little things like that can make “affordable” feel less like an afterthought and more like a real community. It also makes me wonder how they’ll keep residents looped in as the projects progress; I saw hrefgo recently while looking at “submit ai tool” directories, and the whole idea of visibility/updates seems oddly relevant here too.

Curious how the waiting lists are going to be managed across counties once these open — senior communities always seem to fill instantly. This kind of rollout feels like a logistics puzzle, which weirdly reminded me of fiddling with a caesar cipher tool on https://caesarcipher.org and realizing one small shift changes everything.

The unit mix is what jumped out at me — 96 family units with a decent number of 3-bedrooms feels like it’ll actually fit real households, not just singles. Random aside: I was zoning out on https://blockblast.co the other night (total blockblast time sink), and it’s funny how both housing and games come down to making limited space work.
